Fixed Rate - 30 year, 20 year & 15 year
- Cash-out refinance up to 90% loan to value.
- Mortgage Insurance not required on all programs over 80% loan to value. Inquire about details.
Adjustable Rate Mortgage - 3 year, 5 year & 10 year ARM’s
- Lower fixed interest rate for 3, 5 or 10 years then has the ability to adjust every year upwards or downwards.
- Allows the borrower to buy more home for lower payments for set period of time.
- Available for purchases or refinances.
Investment Properties - Fixed Rate or ARM loan product
- Purchases available up to 90% loan to value
- Cash-out refinance up to 75% loan to value
- No income no asset, no income full asset and stated income documentation available
Balloon-Reset - 5 year, 7 year
- Lower fixed interest rate for the initial loan period.
- Frees cash flow for other investments.
- Has the ability to reset interest rate after initial period so you do not have to refinance.
Interest Only - 30 year loan with 15 or 10 year interest only period
- Qualify for a bigger loan amount with lower payments.
- Purchases and refinances available.
- 95% loan to value available on purchases and maximum of 95% loan to value on refinances.
Jumbo-Fixed Rate and ARM loans available
- Available for purchase and refinance.
- Available for second homes and investment properties.
- Maximum loan to value is 90%.
Construction to Permanent Loans
- One time closing process.
- The borrower will be responsible for interest only payments during construction phase.
- Owner occupied residential properties only.
- Up to 95% loan to value.
